Perth Airbnb Property Management provides short-stay and Airbnb property management services, including but not limited to:

We act as a property management service provider and do not own or operate booking platforms such as Airbnb.
2. Property Owner Responsibilities
Property owners engaging our services agree that:

They have the legal right to rent the property as a short-stay accommodation

The property complies with all relevant local council, strata, and state regulations

Appropriate insurance is maintained, including short-stay and public liability cover

The property is safe, compliant, and accurately represented

All information provided to us is accurate and current
We are not responsible for penalties arising from non-compliance with owner obligations.
3. Guest Responsibilities
Guests staying in managed properties must:

Comply with house rules provided via booking platforms or welcome information

Respect neighbours, strata by-laws, and local noise regulations

Leave the property in a reasonable condition

Notify us promptly of any damage or issues
Serious breaches may result in termination of stay without refund, in accordance with platform policies.
4. Bookings and Payments
All guest bookings, cancellations, and refunds are governed by the terms and policies of the relevant booking platform (e.g. Airbnb).
Owner service fees, commissions, and payment schedules are outlined in individual management agreements.
5. Maintenance and Repairs
We may arrange maintenance and repairs as required to maintain safety, habitability, and guest experience.
For urgent or safety-related issues, we are authorised to approve reasonable repairs without prior owner approval.
Non-urgent maintenance will be discussed with the owner where practical.
6. Third-Party Service Providers
We may engage third-party service providers such as cleaners, tradespeople, and contractors.
While we take reasonable care in selecting providers, we are not liable for their independent actions or omissions.
7. Limitation of Liability
To the maximum extent permitted by law:

We are not liable for loss of income due to cancellations, platform outages, or market conditions

We are not responsible for guest behaviour, theft, or damage beyond amounts recoverable through booking platforms or insurance

Our liability is limited to the fees paid for our services during the relevant period
Nothing in these Terms excludes rights under Australian Consumer Law.
8. Indemnity
Property owners agree to indemnify us against claims, losses, or damages arising from:

9. Intellectual Property
All content on this website, including text, branding, and images, is owned by Perth Airbnb Property Management unless otherwise stated.

Cancellation policy
Cancellation Policy (Property Owners)

This Cancellation Policy applies to property owners (“Owner”, “you”) who engage Perth Airbnb Property Management (“we”, “us”, “our”) to provide short-stay and Airbnb property management services.
1. Cancellation by the Property Owner
Property owners may cancel their management agreement by providing written notice in accordance with the notice period outlined in their individual Property Management Agreement.
Unless otherwise agreed in writing:

A minimum notice period of 30 days is required

Management fees earned prior to the cancellation date are not refundable
-
Setup, onboarding, and administrative fees are non-refundable
2. Effect of Cancellation
Upon cancellation:

Existing guest bookings will continue to be managed until completion unless otherwise agreed

Owner payouts will be processed in line with platform schedules
-
Listings may be transferred back to the owner or deactivated at the end of the notice period
-
Access to systems, pricing tools, and management platforms will be removed
3. Immediate Termination
We reserve the right to terminate management services immediately where:

The owner breaches the management agreement or these policies
-
The property is found to be unsafe, non-compliant, or misrepresented
-
Required payments are not made
-
Continued management presents legal, safety, or reputational risk
Fees incurred up to the termination date remain payable.
4. Guest Cancellations After Owner Termination
If guest cancellations occur after an owner has given notice or terminated services:

Cancellations will be governed by the booking platform’s policies

We are not responsible for lost income or occupancy

Any platform penalties or impacts apply to the property owner
5. Transfer of Listings and Reviews
Where permitted by booking platforms:

Listings and reviews may be transferred to the owner

We do not guarantee the preservation of ranking, reviews, or visibility after transfer
-
Platform-specific rules apply
6. Force Majeure
We are not liable for cancellations or service interruptions caused by events beyond our reasonable control, including but not limited to:

Natural disasters

Utility outages

Government restrictions

Platform outages
7. Australian Consumer Law
Nothing in this Cancellation Policy excludes or limits rights available under the Australian Consumer Law.
